Repair: When Something Already Broke

Sprinkler repair is for the system you already own, whoever installed it. Dead zones, heads that mist or geyser, a valve that won't shut off, a soggy patch that hints at a cracked lateral, a controller throwing faults. We diagnose in sequence rather than swapping parts on a hunch, quote the fix in writing, and verify it under real running pressure before we leave. Call for this one the moment a symptom shows up. Irrigation faults never heal on their own, and a leak that runs all summer costs far more than the visit that would have caught it.

Redesign: When the Yard Outgrew the System

A redesign is for a system that works but no longer fits the yard around it. A new deck, a fence, mature trees, a re-sodded lawn, or grown-in garden beds all send water where it is no longer needed and starve the spots that need it, leaving you with dry rings and soggy patches at the same time that no schedule change ever fixes. Instead of tearing everything out, we rework the zones, heads, and schedule you already own so coverage is even again, keeping the buried mainline and sound valves. You want this one when landscaping changed the yard, or when a zone runs weak because it now feeds more heads than the pressure can carry.

Maintenance: Keeping It in Tune Between the Bookends

Seasonal maintenance is the visit in the middle. Start-up opens the system and blowout closes it, but the months in between are when a system quietly drifts out of alignment: heads sink or get clipped, nozzles clog, spray patterns creep off target, and the April schedule stops matching July weather. A maintenance visit covers head adjustments, nozzle cleaning, system inspection, leak detection, controller programming, and zone performance testing, so the drift gets corrected while each item is still an adjustment rather than a repair. Book it when the lawn has shown you a dry ring or an overspray line, or on a schedule if the property is a rental or an acreage nobody is watching day to day. Maintenance is quoted after we see the system.

Match the symptom. No system at all, or hoses running constantly: installation. The yard changed and now waters unevenly no matter the schedule: redesign. A specific broken thing, like a dead zone or a geysering head: repair. It's spring and the system is off: start-up. It's fall and there's water in the lines: blowout. It's midsummer and coverage has gone patchy or the bill is creeping: maintenance. The City sent a backflow notice, or the system is coming online for the season: backflow testing.
